The Wiesn / Oktoberfest – the biggest folk festival in the world!
On October 17, 1810, the first Oktoberfest opened with a grand horse race. It celebrated the wedding of Crown Prince Ludwig and Princess Therese of Saxe-Hildburghausen. The venue was a meadow on the outskirts of the city—it was subsequently named "Theresienwiese" in honor of the bride. This long name eventually became too cumbersome for the people of Munich, and so the Theresienwiese became "d'Wiesn"—which, incidentally, doesn't come from the plural "den Wiesen" (the meadows), as there is only one meadow, but is the Bavarian abbreviation of "die Wiese" (the meadow).
Since then, the Oktoberfest has been held every year on the Theresienwiese in the Bavarian capital. Several Munich breweries brew a special beer for the Wiesn. In recent decades, the Oktoberfest has attracted millions of visitors annually. Guests are increasingly coming from abroad, primarily from Italy, the USA, Japan, and Australia. In recent years, there has been a trend toward traditional costumes, with many Wiesn visitors wearing lederhosen and dirndls.

Rent prices in Munich vary greatly depending on apartment size and location. Generally speaking, the more central the location, the higher the rents. A one-bedroom apartment in a popular district like Schwabing can easily cost more than €1,000 per month. For a two-bedroom apartment in a good location, tenants can expect to pay at least €1,500 in basic rent, with utility costs including water, electricity, and heating adding an additional €30-40. Larger apartments, especially three- or four-bedroom apartments, can easily cost €2,500 or more. There's almost no upper limit; Munich is now at a similarly high level to Tokyo, San Francisco, or New York.
Popular districts:
Munich is divided into many attractive districts, and their popularity varies depending on the needs of potential tenants. The most popular districts include Schwabing, Haidhausen, Glockenbachviertel, and Maxvorstadt. This means that many prospective tenants have to participate in mass viewings, where it's difficult to stand out from other applicants. A complete application portfolio is absolutely essential.
Development of the rental market in Munich:
The rental market in Munich has developed rapidly in recent years. Rents have risen continuously, primarily due to high demand and limited living space in the city center. The new rent index for Munich from March 2023 revealed a significant price increase: The average local net rent is now €14.58 per square meter, up €2.53 over the past two years. Tenants pay an average of €13.72 per square meter for existing apartments – an increase of €2.41 since 2021. New rentals, at €16.07 per square meter, show an increase of €2.17 compared to 2021. However, the survey only includes rental agreements concluded or revised within the past six years. The trend is increasingly toward index-linked rental agreements, which, given the current high inflation rate, suggests a further explosion in rental prices in the coming years. Index-linked rental agreements do not need to be considered, as the rent index is based on the consumer price index instead. Two-thirds of newly concluded rental agreements in Munich are index-linked rental agreements.
The rent control law, introduced in Germany in 2015, had only a limited impact on rent trends in Munich, as many apartments were exempt from this regulation. School and kindergarten
The Bavarian school system begins with elementary school (grades 1-4). The city of Munich automatically assigns children to a secondary school based on their district of residence. Children then attend a secondary school: either an Oberschule (basic vocational qualification (= Hauptschulabschluss) after 9th grade, an advanced vocational qualification and Mittlerer Schullabschluss (MSA) after 10th grade, and a Abitur (university entrance qualification) after 13th grade) or a Gymnasium (university entrance qualification).
There are numerous international and bilingual schools in Munich, but you have to apply in good time because demand is high.
